Magnum Development of Omaha selected Darland to manage the construction of The Marketplace Shopping Center in Council Bluffs, Iowa. The Marketplace is a 50-acre site located at the southeast corner of the combined Interstates 29 & 80 at 24th Street.
As the project’s construction manager, Darland first worked with Magnum’s civil engineer, Ehrhart Griffin & Associates, to complete the site improvements under three separate contracts, which included complete site development for the Center’s first anchor, JC Penney.
Along with the project’s architect, Slaggie Architects, Inc. of Kansas City, the team designed and constructed a building for Shopko, the project’s second anchor, which featured the retailer’s new prototype design. Construction on the 80,000 sq. ft. store was complete in just six months and turned over to the retailer for fixturing and merchandising.
The project team has also designed and built 48,000 sq. ft. of inline shops for junior anchors Petco and Shoe Carnival, Deb Shops and other smaller tenants.
In addition to the improvements above, the project includes approximately 80,000 sq. ft. of additional inline space, 31,000 sq. ft. of lifestyle space and seven outlots for retail banks, restaurants and other free-standing retail stores.
